The biggest mistake businesses make with commercial carpet is waiting until it looks dirty before cleaning. By the time soil is visible, the abrasive particles have already been grinding into the fibre for weeks — causing permanent wear that no amount of cleaning can reverse.
A planned maintenance program — based on the IICRC S100 Standard for Professional Cleaning of Textile Floor Coverings — schedules cleaning by traffic level and soiling rate, not by appearance. This approach extends carpet life by years and keeps it looking new throughout its service life.
The 80/20 Rule:
80% of soil in a commercial building enters through the entrances. Effective entry systems (walk-off mats that are 3–5 steps long) capture most of it before it reaches the carpet — the single highest-ROI maintenance investment.
Commercial carpet maintenance uses two complementary methods. Interim cleaning (encapsulation or bonnet) is done frequently in high-traffic zones to keep soil from building up — it's fast, low-moisture, and the area is back in service within the hour.
Restorative cleaning (hot-water extraction) is done less frequently but deeper — it flushes the pile and underlay to remove the soil that interim methods leave behind. The frequency of each depends on traffic: high-traffic areas need interim cleaning monthly and extraction quarterly; low-traffic areas need extraction 1–2 times per year.
The most cost-effective commercial carpet maintenance investment is quality entry matting. A properly sized walk-off mat system (15 feet / 3–5 steps) captures up to 85% of incoming dirt and moisture at the door. Without it, that soil ends up in the carpet — and every dollar spent removing it from carpet costs 5–10× more than capturing it at the entry.
Mats must be maintained — a saturated mat stops capturing soil and becomes a source itself. Daily vacuuming and periodic extraction of the mats keeps them effective.
